Frequently Asked Questions
Below we’ve compiled a list of some of the most common questions we get asked by folks just like you who are looking for a fast and simple solution to their real estate problems.
Feel free to call or email us with any questions we didn’t answer here.

Q: Will you be listing my house on the MLS or actually buying it?
A: We’re not real estate agents, we are a team of trusted local home buyers.
When we make an offer to buy your home, we are offering to buy your home cash, not with credit like traditional buyers.
This means you don’t have to jump through hoops with picky first time home buyers and you don’t have to worry about credit falling through the last minute.
You also don’t have to:
- Pay for an inspection
- Staging the house
- Having Strangers Traipsing Through Your Home
- Entertaining Lowball or No-Show Offers
- And You Also Don’t Have to worry about financing falling through because we are paying with certified funds
We also work with a reputable local Texas title company which means we can close fast, on your schedule, in as little as 7 days.
All you have to do is tell us a little bit about your property, the condition, show us any pictures and heck we will even come to you to view your property.
Once we have the necessary info we will make you an all cash offer good for 5 days from the day we offer.
No realtor is going to do that for you and your home, and on top of that, most realtors expect a 3% simply for showing up, and hardly doing anything that helps sell your home.
Not to mention if it doesn’t sell now you are out of pocket any expenses for the 30, 60 or even sometimes 90 days that it didn’t sell…
Save yourself the headache and sell directly to us instead.

Q: How Long Is This Good For?
A: 5 days from the date that you receive the offer.
Due to the ever changing market in Austin we are constantly updating our information on homes that we receive requests for offers for and in order to make you the most accurate and best cash offer, after 5 days we will have to re-assess the current market values, the condition of the home, and the current need for additional homes and will be able to provide you an updated offer.
Many fly by night companies will make you an offer only later on to change it the last few days before closing, often leaving you stranded and needing to sell for less than they promised.
We here at JLR Homebuyers stand behind our promise to always provide fair cash offers that we follow through till closing. You know from the moment you speak with us where you stand and you won’t have the “rug” pulled out from underneath you at the last minute.
Q: How do you determine the price to offer on my house?
A: Many companies will try and conceal how they make you their offer, we don’t try and hide it.
Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses that have sold in the area recently.
We also consider your situation and any other information you can provide such as heirship issues, probate concerns, divorce requirements and we offer you a complete solution that we feel is best to solve your problems. Not always do we end up buying peoples homes, sometimes folks wait till it’s too late and no amount of money can help them.
If you believe that you could get a better cash offer elsewhere we encourage folks to shop around, you won’t find a business easier to work with than JLR homebuyers, with honesty and integrity in their deals as we strive to have.
Q: Are there any fees or commissions to work with you?
A: There are NO fees or commissions when you sell your house us.
We’ll make you an offer, and if it works with your goals, budget and timeline then we can close in as little 7 days or as long as you need.
This saves you not just the 3% on both sides for the realtor fees, but you don’t have to pay for repairs, staging, holding costs, utilities, taxes or fees.
If you need cash for your home fast, there is no simpler way to do it.
We take care of all necessary repairs, remodeling, and any other liabilities that you had to once assume are now ours.
You get cash fast, worry free, and can finally move on with your life.

Q: How are you different from a real estate agent?
A: With Real Estate agents, often you are having to fix any repairs on your property, stage your property or pay for staging, take photos or pay someone to take photos (though most professional agents should offer this as a value added service for clients), have multiple showings in your house (which can be difficult if you are still living in it), and then take multiple offers. Some of these offers can fall through, and then you are left holding the bag waiting for another offer…
This process is not fast, as some would home.
The average home in Central Texas takes between 1 and 3 months, when priced to sell.
Some folks make the mistake of overpricing their property and then have to eat the costs of holding the property (unless you are living in it) and then later their agents usually convince them to lower the price… The problem is that you are still having to pay the 3% agent fee, and sometimes the 3% fee from the buyer too.
We don’t take fees, commissions, we pay for all our own marketing, and will make you the best offer the first time on your property, thus saving you months of needless headache, thousands of dollars in fees, commissions, closing costs and repairs.
$200,000 house, you’ll pay between $6,000 – $12,000 in commissions alone to agents! Not to mention all the other fees.
Agents provide a great service for those that can wait 1-3 months to sell and who don’t mind giving up some of that sale price to pay for the commissions.
But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses and we often buy houses out right in cash.
We do offer other creative financing options for some sellers; however, most of the homes we buy we pay cash for.
We can make a decision to buy your house within a couple days (sometimes the same day), and our offers are good for 5 days, just like Car Fax.
We make our living by helping home owners who are financially burdeoned by their house, have received a home they don’t want through inheritance or probate, have damage to their home they cannot afford to repair, or have abandoned their home but don’t want to throw all the equity away. We stomach the risk of buying these homes to help folks just like you with financial and credit related problems and put in the work for fix and repair these homes with our own money, then we find a happy family or person who would like to own the home and finance the sale to them or sell it to them outright usually for a little profit.
You can think of JLR Homebuyers as a second bank that is here to help save your credit from a foreclosure, if you are in pre-foreclosure, or a market place where you can sell a perfectly good home at a slight discount so that you can get out from underneath it and get on with your life, with more money in your pocket!
The only thing we don’t do that banks do is loan people stupidly high interest rate money in the form of credit cards and amortized debt. We don’t like taking as much as 25% interest on the money, we much rather prefer to help folks like yourself who may need a little help with a home they can’t afford to fix, or a home they no longer want or need.

Q: Is there any obligation when I submit my info?
A: Nope.
Once you fill out the form and send it over all that is going to happen is one of our friendly team members, either Josh or Kris, will call you to ask you a few simple questions about your home, ask you to send us over any photos you have, maybe schedule a short visit to the property, and then you will have the best offer in your hands within a few hours after that.
That’s it.
No high pressure sales.
No bait and switch.
Some companies will even try to make you an offer and then later change it a few days before you hand them over the keys. We don’t like to do that.
We believe in fairness, honesty, and being forthright with our customers, even if that means we aren’t making money on the call.
We want to make sure we leave you better off than before you found us.
Q: If I Sell My House To You How Do I Know How Much I Have To Pay On My Loan?
A: It depends on several factors, some of which include the amount you owed on the mortgage, how much equity one has in their home, what are the home values in the area and what have similar homes to yours sold for in recent months. In addition to the above, we also will need to know if the house is in pre-foreclosure, foreclosure, how many lien holders it has and what kind of repairs it needs.
